How it works
Every listing on Vastgoed.pt is a single-purpose Portuguese limited company (an "Lda") that owns a property. Buying the deal means buying the company itself, not the bricks directly. Some listings are already renovated and let, ready to close now; others open for reservation earlier — while still being sourced or renovated — with an expected delivery date.
We source a property
A property is identified and bought inside a newly incorporated Lda. Some deals are listed at this point already; others once renovation and lease-up are complete.
You buy the company
You purchase 100% of the Lda's quotas and assume the outstanding shareholder loan — the total ticket shown on each deal page.
You collect rent as dividends
Once a tenant is in place, rental income — less operating costs and Portuguese corporate tax — is distributed to you as dividends. For deals reserved ahead of delivery, this starts once the lease is signed.
We handle the admin
Accounting, compliance, property management and municipal filings are handled on your behalf, coordinated through the company's registered office.
Ready now, or reserved ahead of delivery
Each deal page shows exactly where it stands. A deal marked ready now is fully renovated and let — closing means dividends from your first full quarter. A deal still being sourced, under offer, purchased or renovated can also be reserved, with an expected delivery date shown on its deal page instead of a live projection. Either way, the offer terms — quota price and shareholder loan — are published upfront.
Why a company, not a direct purchase?
Buying the quotas of an existing, debt-free-except-for-the-shareholder-loan company avoids a second property transfer tax (IMT) event and keeps the property's existing licences and energy certificate in place once they're on file — an advantage a ready-now deal already has, and a reserved deal will have once renovation is complete.
